Selling Your Home in December

Selling Your Home in December

Many people’s first thought when it comes to selling a house over the winter months; is don’t.

This does seem like a fair thought when you think of all the factors that winter comes with such as weather conditions - snow and ice, the business over the holidays and how quickly it gets dark outside.

Believe it or not, when you sell your home over the holiday season you will face less competition, more time for showings and the holiday’s create a unique cozy environment.

Listed below are 5 great reasons why selling your house in December is actually beneficial for the Seller.

1. Low Supply - Less Competition

Fewer people list their homes in the winter months, this is correct. However, this fact can be used in your favour. With less competition on the market this gives your home an extra chance to stand out. You will notice that less houses in the same neighbourhood are listed for sale in the winter, where in the spring you’ll find 3 or 4 houses on the same street or area all listed and competing against each other.

2. Serious Buyers - Motivated Buyers

Let’s face it, everything takes more effort in the winter months. It takes more motivation to bundle up in the cold weather to look at a house and attend a showing. There may be fewer people in the market looking for a new house, but they are serious, they are looking to buy and not even the cold will stop them.

3. New Beginnings - Capturing the Relocating Buyer

When selling your home in December, January is right around the corner. People often look at January as a time for a fresh start or new beginnings in their lives. Whether it’s just a change of scenery or starting a new job, these buyers cannot wait until Spring to plan their move.

4. Holiday Decor - Creates A Unique Environment

Everyone loves holiday decor, there is always something magical about it. When selling your house in December chances are your home will be decorated beautifully with lights, greenery, snow, etc. This gives Buyers a real chance to vision how their lives could unfold into a new location.

5. More Time - Scheduling Control

A lot of people already take time off for the holidays during December. This makes scheduling showings much easier for both Sellers and Buyers.

In the grand scheme of things, timing the market is impossible. If you’re mentally ready to sell, the right marketing and right strategy will help you navigate and take advantage of any market. Having fewer listings to compete against is a massive advantage. Don’t let the time of year dictate when you make a move. My advice is to move when you’re ready or whenever you find that dream home that you’re looking to move into.
